Leasing
Sheley & Hall, P.C. was originally founded as a boutique firm providing leasing services for commercial owners. A substantial portion of our practice remains related to commercial leasing, primarily representing landlords but also providing legal services to corporate tenants.
Our leasing practices encompasses office, retail, industrial and mixed-use projects, including multi-tenant and single-tenant facilities, and speculative projects. We draft and negotiate all types of leases, including space leases, master leases, ground leases, subleases, assignments, and ancillary documents such as guaranties and letters of credit, work letters, amendments, terminations, and subordination, non-disturbance and attornment agreements.
Sheley & Hall handles sophisticated leasing transactions across the country for a wide variety of clients. Our client list includes developers, insurance companies, pension funds, REITs, private investment companies, and real estate development firms engaging in every type of office, retail and industrial lease transaction. We also represent sublandlords and subtenants and assignors and assignees.
By way of example, we represent, Hines, one of the nation’s largest privately owned, international real estate firms with over $19 billion in assets under its control. Sheley & Hall negotiates and finalizes leasing transactions for Hines with respect to over 6 million square feet of office space in projects throughout the Southeast. Another Sheley & Hall leasing client, GE Asset Management, is among the largest global asset managers with over 3 million square feet of office projects in the Southeast. UBS Realty Investors, also a Sheley & Hall client, is one of the world’s largest and most diversified commercial real estate investors with over 2.6 million square feet of office projects in multiple states.
Leasing work for these and other clients has been, and continues to be, a vital component of our practice. We understand the economic and financial impact of each lease transaction on the value of our clients’ assets and their long-term business strategies. Our success in this area has resulted in strong relationships with our long-standing clients, with new projects added every year, and our reputation as industry leaders in the area of commercial leasing means that, more often than not, new clients come to us through referrals.
