Sheley, Hall & Williams was originally founded as a boutique firm providing leasing services for commercial owners.  A substantial portion of our practice remains dedicated to commercial leasing, primarily representing landlords, but we have significantly expanded our leasing practice to provide legal services to corporate and entrepreneurial tenants, particularly end-user corporate tenants.

By way of example, we represent Hines, one of the nation’s largest privately owned, international real estate firms with over $75 billion dollars in assets under its control.  Sheley, Hall & Williams negotiates and finalizes leasing transactions for Hines with respect to several million square feet of office space in projects throughout the Southeast.  Another Sheley, Hall & Williams leasing client, GE Asset Management, is among the largest global asset managers with several million square feet of office projects in the Southeast.  We also represent UBS Realty Investors, one of the world’s largest and most diversified commercial real estate investors with millions of square feet of office projects in multiple states.  Another large leasing client, whom we have represented for over 17 years, is The Brookdale Group, a privately held commercial real estate private equity firm with millions of square feet of office projects under asset management.

Leasing work for these and other clients has been, and continues to be, a vital component of our practice.  We understand the economic and financial impact of each lease transaction on the value of our clients’ assets and their long-term business strategies.  Our success in this area has resulted in strong relationships with our long-standing clients, with new projects added every year, and our reputation as industry leaders in the area of commercial leasing means that new clients primarily come to us through referrals.

Representative leasing transactions over the past several years include:

  • A lease for the relocation of AutoTrader.com, Inc. into the entirety of the 3003 Perimeter Summit building and the resulting termination and relocation of all existing tenants to other buildings within the complex for a large global asset manager in Atlanta;
  • An international law firm lease at One Atlantic Center in Atlanta for over 365,000 rentable square feet for a large international real estate firm;
  • Numerous industrial leases with Restoration Hardware for several million square feet for an Atlanta industrial real estate fund;
  • The Charlotte School of Law’s lease for over 243,000 square feet in Charlotte, North Carolina for an international real estate firm;
  • A lease for over 220,000 square feet in Atlanta for the relocation of an international corporation’s headquarters for an international real estate firm;
  • An international law firm lease at The Proscenium in Atlanta for over 65,000 square feet for a large insurance company;
  • Various industrial leases typically ranging between 250,000 square feet and 500,000 square feet for a large manufacturing company;
  • A lease for approximately 85,000 square feet of space with WeWork Companies for an investment advisor and its equity investor; and
  • The restatement of Duke University’s lease for over 316,000 square feet in Durham, North Carolina for a large international real estate firm.
